Survey & Estimation

The budget is fixed upfront — line by line.

Survey and estimation is the measuring and pricing of every material, labor and cost item a project will use. Vesya surveys the site, produces a detailed quantity takeoff and presents the cost estimate with full transparency.

Overview

What is survey and estimation?

A quantity takeoff measures or counts every work item in a building — concrete, rebar, walls, plaster, cladding, joinery, plumbing — item by item, from the drawings. Cost estimation then multiplies those quantities by unit prices, turning them into a total cost, line by line. Together they are the fundamental way to see a project's real cost in advance.

A preliminary estimate is the early budget produced before final drawings, from comparable buildings and current unit prices. A definitive takeoff is calculated line by line from the construction documents and comes closest to the real cost. A sound bill of quantities also becomes the foundation for tendering, contracts and progress payments.

At Vesya, survey and estimation exists for one purpose: a budget without surprises. Field experience accumulated in the group since 1998 keeps the numbers realistic; for villa and hotel projects we produce a transparent, line-by-line cost summary — so you make your decisions on the right numbers.

Survey & Estimation — GündüzGündüz

Cost items

One budget, three main items.

Each item is measured separately; the estimate is born from the sum of these lines.

Materials

Every material quantity the build will use, calculated from the drawings.

Labor

The labor time and cost of every work item, priced out.

Overheads

Site, logistics, equipment and indirect costs, analyzed in full.

A budget without surprises.

A well-built survey and takeoff makes risks visible before the contract is signed — and keeps late-surfacing costs to a minimum. Line-by-line transparency builds trust on both sides of the table: investor and builder alike.

Field experience accumulated since 1998 keeps the numbers realistic and buildable — when the takeoff runs in the same hands as design and construction, the project and the budget match.

Our survey & estimation process

From the field to a transparent cost report; four steps.

Survey and estimation moves through four clear steps — site survey, detailed takeoff, unit-price analysis and the cost report — until your budget is fixed line by line, in full transparency.

We examine the plot and any existing structure in person, capturing levels, dimensions, ground and infrastructure conditions with laser measurement and measured drawings. A sound site survey is the first condition of an accurate takeoff and a realistic estimate.

Site Survey — Gündüz

From the construction documents we measure or count every work item — concrete, rebar, walls, plaster, cladding, joinery, plumbing — line by line. The definitive takeoff is reported in m² and units, together with the room schedule.

Detailed Takeoff — Gündüz

We match every item with current unit prices and market rates, analyzing materials, labor and overheads line by line — so the estimate lands as close to reality as an estimate can.

Unit Prices & Analysis — Gündüz

We multiply quantities by unit prices and compile a transparent bill of quantities — the cost estimate report. This report also becomes the foundation for tendering, contracts and progress payments.

Why Vesya?

01

A budget without surprises

A transparent, line-by-line estimate; the surprises get resolved before the contract, not after.

02

Field experience

Group experience on site since 1998; the numbers are realistic and buildable.

03

End-to-end fit

The takeoff runs in the same hands as design and construction; the project and the budget match.

Pre-Quote / Simulation

Let's fix your budget from the start.

For your villa or hotel project, we'll produce a detailed takeoff and a transparent cost estimate — so you decide on the right numbers.

A quantity takeoff measures and counts the work items from the drawings. Estimation multiplies those quantities by unit prices into a line-by-line total cost. Together they let you see a project's real cost in advance.

Vesya Project Team

A preliminary estimate is an early budget, produced before final drawings from comparable buildings and current unit prices. A definitive takeoff is calculated line by line from the construction documents and comes closest to the real cost.

Vesya Project Team

An estimate built on a detailed takeoff and current unit prices lands very close to the final cost; as scope and material decisions firm up, the deviation shrinks.

Vesya Project Team

We base them on current market rates and, where relevant, official unit-price schedules; material and labor lines are updated for your project and presented transparently.

Vesya Project Team

Yes. A line-by-line bill of quantities becomes the foundation of tendering, contracts and progress payments — and gives both parties safe ground to stand on.

Vesya Project Team

Yes. On request, we support the preparation, checking and updating of progress payments as construction advances.

Vesya Project Team

Yes. Even if the design is not ours, we provide independent survey, takeoff and cost-estimation services for your existing projects.
